New construction of a residential complex in Dietramszell
The new development comprises of 8no. residential units with disbility access and 2.no outpatient communal living apartments suitable for assisted care.
The two-storey complex consists of two buildings with a common access point on the ground floor. The ground floor is constructed in masonry walls and reinforced concrete floor slabs while the upper floor is wooden frame construction. The central lobby on the ground floor in each building is clear span by using deep beams on the upper floors. The eastern building has a partial basement. The difficult hillside ground conditions required soil improvement measures to be implemented and the basement was constructed as a "white tub", which means the structural concrete also doubles as a waterproof barrier. The carport is constructed in timber. The design allowed for the exclusion of any potential vehicle impacts.
In addition to the structural design of the building, detailed thermal bridge certificates (KfW55) were provided by our office as per the German Energy Saving Ordinance.
